Guys, I am so sorry but I am literally turning around on old Milton right now. It seems my garage door opener is broke and my cant get out to pick my daughter up from school. This sucks and I apologize for this.

So I came home to this, besides a pissed off wife:

Turns out one of the torsion springs broke. I never appreciated how much work they do, this door is HEAVY!

Oh boy! Broken springs. Get ready to open up your wallet. I had to replace two of them over the summer, they broke within 24 hours of each other ( different doors). $500 later........

Yeah, I couldn't budge either door when it broke. Good thing I had a spare car to drive when it happened.

Sorry you were so close to making it.

Buddy, Doug, Derek, Mike S. and myself made it. Good to see everyone again. Much better service than last year.

High point was Derek being swarmed by 4 grown men in the parking lot when he was showing us his new Mattel hover board ("OMG he's got a Sports Almanac - no way") :rofl:

I've gotten extra mileage from broken springs by using a cable clamp on the broken ends. You have to re-torsion the coils to match the other side. Somewhat dangerous but it will work. When you've got 70 pissed of tenants wanting to get to work out of an apartment garage you come up with creative solutions!

Fortunately, and unfortunately, I've only got the one pissed off tenant :-/. Im able to get the door up and down manually but it's tough. After reading a few write ups I'm not sure I should do this job but rather hire a pro. I'm gonna ask around some more for advice.

I have two brand new torsion springs you can have if you need them. When we moved in I changed the entire door system and kept the springs, I can measure them and tell you the length, unwound of course.
