Dave McKeen’s electronic otterstat is in my opinion a much smarter plug and play solution for this. Plugs into a relay socket, set a few dip switches and done.

An old school way to make a chaser is to just hit the sides of an old head bolt or just a 12x1.5 bolt off the shelf with a cutoff wheel flattening the threads on 2 sides.
Right on! Btw turn your compressor PSI as high as the regulator will go. 90psi will not get the job done. Set mine at 150psi and buzzed that bitch off. As Rob said, Patience is the key.
Had a similar issue. Just stay on that nut with your impact for as long as it takes. It'll finally break free. Took me 30 minutes or so on and off with the impact. Be persistent!
